Public Relations for Big Refinery Projects

Over the last few years we have seen extremely high oil prices and most of this is due to supply and demand and it is not always OPEC, which is doing it to the American citizen. Sometimes it is the fact that we lack refining capability and capacity in the United States. But how can this be you ask as oil companies are making billions in profits?

Well, it is simple even if you have the crude oil you must refine it before you can make it into gasoline and then use. If you are using up gasoline faster than the refineries can refine it then the possibility of price spikes is inevitable.

Why does this happen you ask? Well, one reason is environmentalists attempt to shut down every big refinery project at the environmental impact level. The environmental impact permits might cost as much as $250 million alone. And that is before you turn a single shovel to get started on the project.

If more people understood the need for big refinery projects to keep the oil prices low then perhaps some of these issues could be mitigated in advance. It behooves the big oil companies to get their projects past planning commission stages quicker and it is better for the citizens to have lower gasoline prices. But if we attack the big oil industry then we will be feeling the brunt of the problem with higher fuel prices at the pump. Perhaps you will consider all this in 2006.

Why Learn Spanish?

Learning Spanish can do a lot for you and improve life in a number of countless ways.

For starters, you can improve your understanding of English. Yes, thats right! A lot of the vocabulary of English has Latin origins, much of which came to English by way of French. Since Spanish is also a Latin language, you will notice that as you study the language you will gain a better understanding of your native vocabulary. Similarly, both Spanish and English share Indo-European roots, so their grammar are similar. There probably isnt a more effective way to learn English grammar than by studying the grammar of another language, since studying forces you to think about how your language is structured. Its not unusual, for example, to gain an understanding of English verbs tenses and moods by learning how those verbs are used in Spanish.

Make Traveling Fun!

How about traveling? Sure, it is perfectly possible to visit Mexico, Spain or South America without speaking a word of Spanish. But it isnt close to half as much fun. By having an understanding of the Spanish language, it may allow you to see and do things that many other visitors dont get to. Also, the best way to truly understand a culture is to be able to speak the language. Sure you can learn a lot through a Lonely Planet guide, but its being able to communicate with the natives and the locals that will give you the experience of a lifetime. Being able to read a Latin American or Spanish newspaper, for example, can give you great insight into the places you visit and a better vision of what is going on in other parts of the world. Not to mention, Spanish offers a wealth of literature, both modern and traditional.

Learn Other Languages

Interested in learning other languages? Well, if you can learn Spanish, youll have an edge in learning the other Latin-based languages such as French, Italian and Portuguese. It can even help you learn Russian and German, since both also have Indo-European roots and have some characteristics that are present in Spanish but not English. In the end, learning Spanish will help you learn any language simply because by simply learning the structure of one language can give you a reference point for learning others.

In learning a foreign language, you are not going to find any easier language to learn than Spanish. Much of its vocabulary is similar to Englishs, and written Spanish is almost completely phonetic. Although mastering Spanish grammar can be a challenge, the basic grammar is straightforward enough that you will be able to communicate after just a few lessons.

Improve Your Career Opportunities

Being able to speak another language can also help you in your career. Without a doubt, if you live in the United States and you work in one of the helping professions like healthcare and teaching, your career options and opportunities will expand by knowing Spanish. But really, wherever you live, if youre in any occupation that involves international trade, communications, or tourism, youll find similar opportunities to use your new language skills. There is a limitless range of things you can do with Spanish!

Cover Letter Problem #1 - Mystery Hiring Manager

Heres the situation: the job posting has only the title of the hiring manager or simple just Hiring Manager. Frustrating, isnt it? Many times job seekers dont do much, if any, digging around to see if they can up with that ever-important name. Are you one of them?

For job seekers who really want to impress and get noticed when they submit their resume packages, there are some secret ways to find out the name of the elusive hiring manager so you can address your cover letter to the correct person in charge.

Tip #1: Search Online

This may seem pretty obvious but some people forget to check the company website for personnel information. If you have the title, many times you can find out their name, phone number and email. Wouldnt that be great? Definitely utilize the Internet for this search.

Also on the company website, check out to see if they have open positions posted. They may have more contact information available on their website than on general job boards where you originally found the job opening.

Check out the Media page for their latest happenings (this will also help you get more familiar with the company as a whole and give you an edge during interviews). See who is quoted in the press releases as they usually give the persons name and title.

Tip #2: Call the Company

There are some sneaky ways you can try to find out the name of the hiring manager in charge of the open position for which you are applying. Pick up the phone and call the company. Ask the receptionist the name of X Position (for example: Marketing Manager for Soft Goods). This can obviously work if you know the title of the hiring manager.

Theres also a trick that I used to use when working in the corporate world. You can call and ask the receptionist for the spelling of the persons name in the position you are trying to contact. So you might say something like, Hi, I am sending the Public Relations Manager a piece of important information and need to confirm the spelling of her/his name. Could you please spell it for me? While you have them on the phone, you can even try to get their email address so you can follow-up. If there is no phone number listed, you might want to hold off on calling them directly. You dont want to get on their bad side.

In most instances, where theres a will theres a way. Thats not to say there wont be situations that, despite your best effort, you absolutely cannot find out the name you so desperately need. Thats when you just have to applaud yourself for giving it your best effortthen let it go. And maybe that phone will ring anyway with the mystery hiring manager on the other end wanting to interview you.

Grabbing that Job: Writing a Cover Letter for Your Resume

Looking for a job is easier nowadays, what with the advent of the World Wide Web, fast searching for jobs online, and more job opportunities. What has not changed, however, is politeness. No matter what employer you go to, no matter which company you apply to, you have to follow protocols in your job application.

One such protocol is the polite and quintessential cover letter. A cover letter is your first impression: your chance to catch attention and make yourself seen amongst the thousands of other applicants. If you can grab your prospective employer on the first page, then your resume will look all the more attractive first impressions count even in paper correspondences, so you have to make a great cover letter to go along with your credentials.

What are the essentials of a good cover letter for your resume? Before you start typing or writing that resume cover letter, take note of the following:

You have to have the companys complete address. Never address your prospective employer as simply Sir or Madam in the letter; and never address the letter recipient simply as To Whom it May Concern. This shows that you do not care about the company so why should the company care about you?

Do your research before writing that resume cover letter. Who should the letter be addressed to? Is this person a man or a woman? Should this person be addressed as Doctor or Attorney? Your initial address not only shows politeness it also shows that you are willing to know more about the company.

Be brief but polite. Businesses are very busy, and they have only a few people to sift through thousands of letters every day. Grab attention by being very brief. Introduce yourself in one sentence, state your interest in the job posted in another sentence, and state what you have attached to the cover letter in the third. Brevity is indeed the soul of wit it can also be the key to that job.

Know your career goals and let these goals guide you in writing your cover letter. A cover letter may be short, but if it does not speak of someone well focused and willing to meet their goals, then a company may turn you down. Be focused on those goals when writing your cover letter. Your enthusiasm and willingness to do a job will shine through.

Provide all your contact information in another paragraph. Make sure that all the information you provide is correct. If you might be out of the house, indicate when and where the company can reach you. Remember that you have to be reachable: you are the one in need of a job, but do not grovel and throw yourself at the companys feet like a slave. Strike the balance among strength, politeness, motivation, and a willingness to work.

Sign your name above your printed name. This shows that you are not sending out the same letter to thousands of other companies and it shows that each letter has your personal touch. Remember, a company will not care about who you are and what you know until it knows that you care about the company first.

Last, and most important: watch your grammar!

Are you ready to get that job you want? Then start typing that cover letter! Before long, you will be sitting at that much desired desk, or conducting that field survey youve always wanted to do, or simply acting as the boss. The power of the cover letter is up to you.

How Interest-Only Mortgage Loans Work

In a traditional mortgage, a borrower pays a fully-amortized monthly payment. This means that they are paying the exact amount necessary in order to pay their mortgage off in full by the end of their term. Interest-only mortgage loans differ in that they do not require fully-amortized payments at the beginning of the mortgage term. This article explains how interest-only mortgage loans work:

Interest-Only Payments

For a period of time established by your lender — usually a few years — interest-only mortgages only require that a borrower makes monthly payments on the interest accrued on their loan. This means that the borrower is not required to pay any amount on the principal. This makes for monthly payments that are considerably lower than fully-amortized payments.

Conversion to a Traditional Mortgage

After the term of interest-only payments, the loan converts to a traditional mortgage. This means that you will be responsible for fully-amortized payments for the remainder of the mortgages term. For example, if your mortgage term was 30 years with a five-year interest-only term, you would have to pay the principal off in 25 years rather than the traditional 30.

Benefits and Disadvantages

Interest-only mortgage loans can be very beneficial for borrowers who are temporarily unable to afford fully-amortized monthly payments. It is a way to rent your home from the mortgage company until you are able to start earning equity in it. However, borrowers should remember that making interest-only payments does not earn them equity in their home. Additionally, payments will be significantly higher after the period of interest-only payments than they would be if the borrower had paid fully-amortized payments for the entire term of the mortgage.

Similarly pay off other debts like car loans or auto debts, particularly if they have more than 9 monthly installments left, since auto debts with less than 9 payments are generally excluded from debt calculations.

The next best thing to do is start saving big for a good size down payment on your home. Since you fall in the bad risk category for a lender, the bigger the down payment, the more it assures the lender of being able to recover his cash in the event of a future default. Do remember to include closing costs when saving for your down payment as they can add as much as 3% to the purchase price. Overall, saving more than 20% of the total purchase price should improve your credibility.

The borrower should target and reduce his monthly liabilities to less than 50% of his total income in order to give confidence to the lender about his ability to repay his mortgage loan without any defaults. It is never to late to get into better financial habits, like reducing the use of credit cards and postponing large purchases. At this point of time, it is wise to hold on to your present job and not make any unnecessary jumps. A steady employment of over two years adds to your image as a consistent and stable person.

Lenders will go through your bank statements to figure out your expenses and incomes. Any unusual entry may raise question marks. If a friend or family member gifts you money to help you purchase your house, make sure the lender know it is a gift and not another loan. Reveal all your liquid and cash reserves that you own since lenders judge your paying capacity from them and generally prefer that they have at least two months reserve of the monthly mortgage payments.

Last but not the least, even factors like prompt payment of house rents, phone bills, insurance premiums and other financial bills add to your credit worthiness. Finally, even after you have spruced up your credit image, make sure to approach more than one lender and compare their lending terms and conditions in order to get the best mortgage loan.

PR: Ouch! Tells the Tale

Ever get the feeling that your public relations program isnt doing much about the behaviors of your important outside audiences? Those audiences whose actions have the greatest impacts on your business?

Chances are your PR effort is focused primarily on communi- cations tactics and not on the process needed to really move those key audience perceptions, and thus behaviors in your direction.

Which means youve missed out on the sweet spot of public relations.

Ouch!

That sweet spot can be summed up in just two sentences:

People act on their own perception of the facts before them, which leads to predictable behaviors about which something can be done. When we create, change or reinforce that opinion by reaching, persuading and moving-to-desired- action those people whose behaviors affect the organization, the public relations mission is accomplished.

Now theres nothing wrong with communications tactics. They are necessary beasts of burden that fit in nicely at the proper time, as you will shortly note.

So, if you believe it finally may be time to utilize that PR sweet spot, you could start this way.

Just who are your most important outside audiences? Customers and prospects, of course. But what about employees, minorities, residents, political and labor union leaders, the trade and business communities, among others?

Rank them in order of importance to your operation and lets work on your #1 external target audience.

Nothing can happen until you know what members of that audience think about your organization. And that means interacting with them while asking lots of probing questions and monitoring their perceptions. Have they heard about your company, its products or services? What do they think about them? Do you detect negativity, inaccuracies, misconceptions or even disturbing rumors?

With that kind of information, youre ready to set down your corrective public relations goal. Examples might be to counter that rumor with the truth, or correct an inaccurate belief, or clarify a hurtful misconception.

Now, you need the right strategy, one that gets you from here to your goal. Happily, there are only three strategies you can use in dealing with an opinion challenge like this: create perception (opinion) where there may be none, change existing perception, or reinforce it. Your goal will lead you to the correct strategy choice.

Its time to put on your writers hat and prepare a really responsive message for delivery to the target audience. Above all, you must be convincing when you state that the unfortunate misconception, inaccuracy or rumor is untrue, and then lay out that truth creditably. Strive for clarity, persuasiveness, believability and, if at all possible, a compelling tone.

Your beasts of burden are standing by patiently ready to carry your message to the attention of your target audience. Because there are so many such tactics, you must choose carefully, and check just as carefully that each tactic has a proven record for reaching people like those who make up your target audience. Tactics range from radio and newspaper interviews, newsletters and press releases to emails, op-eds, speeches and many, many others.

What about progress? Are you making any? Best way to find out is to re-monitor perceptions/opinion in that target audience now that your communications tactics have been underway for six to eight weeks. Interact again with target audience members using the same questions you used the first time around. What you want to see are perceptions beginning to reflect the corrections in the message carried by your communications tactics. In other words, you are looking for opinion/perceptions that have been altered in your direction.

Talk about early-warning systems! When you pay attention regularly to your most important external audiences, you will be continuously aware that certain behaviors may be getting ready to exert negative pressure on your business. Which gives you time to spersuade the stakeholders who make up that target audience to your way of thinking, thus moving them to take actions that lead to the success of your organization.

Getting Even With Gas Stations Owners

Are you tired of not being able to budget the ever increasing cost of fuel in your family budget? Relax! Relief is on the way. This may not be the relief you are hoping for but it is the relief that you need. What is the relief you say? Im going to teach you how to more than afford the rising cost of gasoline.

I am fed up with the media reports of gas station owners raising the price of gasoline. In some cases they have raised the prices even before they themselves have had to pay the inflated price to their suppliers. I am fed up with this rip off. They say it is supply and demand thats causing this. Well, Ive watched the price of the crude oil at times go down but I have yet to see the prices at the pump go down at the same time. Ive decided to get even with those gasoline owners.

The first key is to do the same thing they did to us. Lets hit them in their pockets. Let me tell you how. Gas station owners rely heavily on inside sales for a bulk of their profits. Starting today do not purchase anything from the inside of a gas station, no matter how convenient it is. Of course gas station owners will say they are charging what they have to pay to get the gas themselves. Fair enough but, if you can not give us a break in gasoline prices you can give us a break in sales inside the store. So instead of giving us the price break on items inside the store just transfer the discount to the price of gas.

The second key is to find a way to make a profit from what the gas station pays to the supplier. We can do this indirectly by learning how to earn a percentage of the price movement in crude oil. You do know that people are making fortunes from this right now?

The third key is to find someone who has experience in not only teaching others how to make money from gas station owners but, also someone who has actually done it himself.

How To Play A Murder Mystery Party Game

Many people hear about murder mystery games and think, Surely thats not for me. I dont have a big house or any actor friends. Plus, I dont have any time to do the preparation work for a murder mystery game party! Im so busy! Believe it or not, putting on a murder mystery game party actually easier than hosting a regular party for a few distinct reasons. First, your theme is already set. Second, the murder mystery game provides the entertainment, taking the pressure off you, the host, to encourage people to mingle or to set up the teams to play charades. Outlined below are the steps to putting on your murder mystery game. Read on and realize how easy it can be!

Step 1: Pick your game
This is one of the most exciting parts of the murder mystery game process. You first decide what kind of game you want. Adult? Kids? Forensic? Themed? You can find all types of games at Shot In The Dark Mystery Games.

Step 2: Download your game
Shot In The Dark Mystery Games offers all games in a PDF format, also known as Adobe Acrobat. Most people already have Adobe Acrobats free Reader, but if you dont, its easy to download. When the download is complete, your game will pop up on your screen and you can save it to your computer, or print it off straight from there.

Step 3: Print your game

The text of each clue is in a box, and you simply cut between the borders. The danger (aside from using non-safety scissors, of course) is peeking at the clues. We suggest cutting the clues while watching television so you wont be tempted to read ahead.

Step 5: Invite your guests
How you invite your guests is up to you. There are many great invite websites that send your invitations electronically via email (such as evite.com). You can also phone them or send out your invitations via mail.

Step 6: When your guests arrive, follow the instructions in your murder mystery game package.
Each section (called Chapters) begins with a section entitled Instructions or Directions, which instruct you what to do. There are two types of clues: Share and Hide. The Share clues must be shared with the group, and the Hide clues must be hidden from everyone. Some games also contain Super Secrets clues, which advises the recipient of one person with which they can share their clue. See how easy this is? When you have completed all of the chapters, each guest must accuse a character of the murder. Then, the murderer confesses or the detective solves the crime, and the game is over!

Step 7: Charge the battery on your cordless phone
This step is essential, because your battery could go dead with all of the phone calls youll receive the next day from guests telling you how much fun they had. But youre not off the hook yet, theres one more step to hosting a murder mystery game.
