How to Work with Newspaper Photographers

The next time a newspaper photographer takes your photo, remember the 8 things they hate:

1. Bossy people who demand that other people be included in the photo, so there wont be hurt feelings. Never tell the photographer whom to photograph. This puts them on the spot. Usually, the photographer will oblige and take a few shots just to placate you, then make a mental note that youre a real pain to deal with.

2. Know-it-all photo subjects, usually amateur photographers, who think they know the correct angles, lighting and backdrops. The photographer doesnt tell you how to do your job. So you shouldnt tell her how to shoot a photo.

3. Not giving the photographer enough time to take a photo. After he arrives, he might want to look around, consider several different backdrops, check and double-check equipment, make sure the lighting is adequate, and experiment by shooting you in several different settings. So dont rush him.

4. Public relations people and staff members who act like bodyguards and refuse to let the photographer talk one-on-one with the photo subject. Photographers like one-on-one contact for several reasons. It makes the photo subject feel more at ease. It also helps the photographer discover something about the photo subject that they that might not have known.

5. Inconsiderate people who leave the photographer waiting for half an hour in the lobby. Call media outlets as soon as you know there will be a delay in case the photographer wants to reschedule. Every minute you make a photographer wait is one less minute they can spend helping you look good.

6. Demanding to see the negatives so you can choose the photo you want printed. Leave this decision to the photographer and photo editor.

7. Demanding that you get to keep the negatives. The negatives are the property of the media outlet. They are under no obligation whatsoever to give them to you, although some media outlets will sell you a print.

8. People who ask if the photographer can send them 10 reprintsfor free. Dont make this request of reporters or editors, either. Call the publication and order them yourself, and expect to pay.

Trat photographers the way you want to be treated. Help them make you look good, and the extra time you spend with them will be well worth it.

Difficulties Doing a Home Equity Loan Behind a Negative Amortization Mortgage (Payment Option Loans)

If you need a home equity loan to refinance debt and currently have a negative amortization loan as your first mortgage, you may find the neg am can hold you hostage. It can be very difficult to get a second mortgage behind neg am loans. In fact, very few home equity lenders will go behind a negative amortization first. Its just too risky.

Home equity lending underwriters calculate the 1st mortgage balance by gross up balance, 115% or 125% depending on the mortgage note. With this in mind, a 100% home equity loan behind a negative amortization 1st mortgage that has been losing equity is a dangerous situation. Depending on your credit score, you may need to refinance your negative amortization 1st and then get a new home equity loan. In fact, even if you cant get an equity loan yet, you may want to refinance anyway.

Countrywide Home Loans recently stated that 75 percent of their payment option borrowers choose the one with the cheapest mortgage payment, the negative-amortization option and are worried enough that they recently sent out a letter to each of these borrowers. Angelo Mozilo, Countrywides chairman and chief executive hopes that the borrowers that are about to get into financial difficulties will refinance.

Dean Vigfusson, SVP Retail Lending for Arizona State CU in Phoenix notes of Neg Am loans “the trend towards using these products to assist people to buy more home than they can afford is disturbing. Ultimately, this could contribute to any downturn certain markets experience in the next 12 to 24 months. For example, a large percentage (50%-plus) of home sales in certain California markets last year were financed with these loans, and this may have a very negative effect on foreclosure rates in those areas and hence, the overall market.”

As interest rates rise, now may not be the time to utilize negative amortization loans. Consider whether you may need a second mortgage before you get a payment option mortgage with a 1% start rate or any other product that will ultimately lead to negative amortization. If the balance owed on your house is growing instead of diminishing and creating equity, a cash out second mortgage is an impossibility. Worse, you may find yourself deeper in debt.

Sales Management - The Buck Stops Here

Sales revenue is declining, profit margins are not meeting expectations and we have seen an increase in turnover in our sales force. How do I get our sales manager to fix things and get back on track?

The answer to that question begins by asking yourself another question; do you have the right person in the job of sales manager. Are they a leader or were they simply your best sales person. Do they have real leadership skills? Sometimes rejuvenating your sales force requires a change in leadership. It may even require a change in the sales force; the development of a documented sales strategy or even just a simple territorial restructuring.

However, before you get radical, ask yourself the following questions;

Have you supplied leadership training for your sales manager

Have you provided any coaching or mentoring to support the sales managers efforts

Do you get involved in supporting the sales strategy

Does your human resource department support a formalized program for new sales recruits

Do you show participative support in quarterly or semiannual sales meetings

Is the sales force held accountable do they have scorecards

Is the sales manager held accountable beyond what I call the statistical disappointment review via e-mail

Is your sales force trained in value selling

Do they really understand what it means to be a total solution provider

Have you done exit interviews to determine why sales people have left your company

Nowadays, salespeople must be problem solvers able to generate solutions for customers in their time of need. Therefore, they must possess a great deal of knowledge about your customers business. They must actually define what those needs are because the customer may not know, nor take the time to explain if they do know. Customers want you to have the knowledge and intelligence to comprehend and analyze their problems before showing up at the door. Customers will listen and buy from the salesperson that finds the pain and takes it away.

Sometimes going back to the basics is part of the answer to rekindling the passion. That means revisiting best practice in all areas including targeting, goal setting, customer profiling and action planning. Some of your sales people may have forgotten and some of them may have never known the principles

Selling is a profession that requires Professional Leadership.

Managing a group of professionals with the type of personalities required to succeed in sales is no easy task. So if you have done everything possible to support, educate and train your sales manager and you just cant generate the kind of results you expect, check your expectations. Are they realistic? Are they achievable? Have you benchmarked against friendly competition? If you answered yes to all these questions, then you may have to change sales managers.

Sales management holds the key to meeting company objectives. Effective sales management must build the platform for success. Sales people are not the easiest group in the company to manage. If they were they would not be sales people. Selling is not easy. It takes a special talent, self motivation, self discipline, a passion to succeed and the ability to accept rejection. The reality of the situation is simple. The majority of sales people are not managed well. Today our sales environment leans toward a more multifaceted atmosphere; salespeople must become strategists with a plan. This plan requires more knowledge about the business, better relationships and better solutions. Being a sales manager is not an easy profession. Make sure you are committed to giving your sales manager the support they need.

How to Get PR

There is a process for successfully getting publicity about your business or organization. Publicity is no great mystery, just a thorough and strategic sales job. You are selling content to a publication or website who needs it to entice their readers. No publicist can guarantee a publication will print stories about your company because the publisher or editor ultimately controls the content of a publication. However, here is the method we recommend:

Process outline:

1. Know that publicity is really a sales job. Sure, there is some good strategy involved just like in sales. Its about pitching your idea to get a publication to buy (print) your story or interview you as an expert in your field. This works best when you establish a relationship with the editor or publisher so they can trust the information youre submitting. Relationships take time to develop. So, just like any sale, be sure to educate yourself about who your targeted publication markets are, what they want, plan your campaign and remember; the sale is made in the follow up.

2. Determine how your publicity will support your marketing goals. Develop stories and the pitches on those subjects in a careful & strategic manner. Write compelling and educational stories that would interest the readers of the particular publication you are pitching.

3. Understand that editorial stories are NOT advertisements. Your story pitches cannot be advertisements for your companies. Advertising and editorial are two different entities in publishing.

4. Create a press kit. (see our flier on the elements needed for a press kit)

5. Make a list of all the publications youd LIKE to be in, those you think your targeted market will read, or others who might be very interested in the content you have to offer. Include websites and other electronic media.

6. Do NOT spam one press release to all major media in your area. This is only done in extremely specific instances, otherwise it will backfire on you. Rather, select your media wisely and send your press release to those you know are interested.

7. Call the publications to ask for a media kit. Review their editorial calendar, read their publication over time to strategically find out what they are looking for. Database their contact information.

8. Identify all the columns in each targeted publication to whom your article is appropriate for submission. For example, if you are pitching a story about how business owners can best manage their IT services, pitch to the Technology editor as well as the small business editor. If you have new products unique to the marketplace pitch to the product review editornote: this is unique to specific industries and not to be confused with advertising. *A

9. Write a query to the Editor(s) or Columnists/Writers. In one paragraph pitch the overview of your idea to make it compellingly interesting so theyll want to buy it and understand how their readers will gain value from it. *B

10. Submit queries or stories the way the publication wants to receive informationvia email, fax or mail. A query is simply an inquiry to the editor asking if they would be interested in what you have to write about and asking for guidelines. Where possible, include your press kit with your actual press release or story submission.

11. Be prepared to write (or have pre-written) the story you are pitching because in the media, speed is everything. If an editor finally does call to say theyd like your submission, you should be prepared to get it to them in one day. *C

12. Create a list of 5-10 articles you could prepare quickly so if a publication calls to request an article, you can respond promptly. Be sure the topics support your marketing goals without being (subversive) advertising.

13. Follow up as appropriate. Every publication is different, so its best to seek professional help with this so you dont harm your reputation by making common mistakes. My rule of thumb is that In the follow up is the sale. It is hard, takes time and is necessary to develop a relationship. *D

14. Track all progress on a database, to help you note action items and results. The most successful campaigns are developed over time (remember, it takes time to develop a relationship) so should be tracked to help you remember, be consistent and efficient.

The Legal Form Your Business Should Take

You have a choice to make on how best to legally organize your business, as a sole trader, partnership or limited company. Broadly speaking sole trader is the simplest and limited company and the most complex way of setting up a business, but each of the three methods provides advantages and disadvantages according to the type of business you operate. A professional advisor will be able to give you more detailed advice on which will be the most suitable arrangement for you. However, the following guidelines I have provided will help you in the early stages.

Sole Trader

The sole trader embodies the spirit of the small business person. It is you, on your own or just making a go of it. The bookkeeping and accounting side should be very straightforward, although it is always helpful to seek professional advice. You are however, totally responsible for any liabilities you incur in your business, which means youre personal as well as your business assets may be at risk.

Partnership

A partnership shares many similar characteristics of a sole trader in that it is simple to establish, but as its name implies, it involves two or more people jointly running the business.

Although you do not have to formally register a partnership, I strongly advise that you draw a partnership agreement with the help of a professional. Among other things this will outline exactly who has put what into the partnership, how the profits will be split, who does what work, and what happens if the business is wound up.

On top of this legal basis, you must ensure that you can trust your partner(s), because in theory at least each partner is personally liable for all debts incurred by the business. Through no fault of you own, you may find yourself paying off substantial debts, which your partner(s) may have has run up without telling you.

Limited company

A limited company is different from a sole trader or partnership in that it is an entity separate from its owners. As such, you would not usually be personally liable for its debts because normally creditors can claim only the assets of the business (although you may be asked to give personal guarantee on certain loans and liabilities)

A limited company is a little more involved to create, and I also strongly advise that if you wish to set up a limited company you seek the advice of a professional (an attorney or accountant). You must register the company and have properly audited annual accounts.

Limited companies have the following characteristics and requirements:

(a) They need to be registered
(b) They are owned by shareholders
(c) They are managed by directors who are appointed by shareholders. In the majority of small limited companies the directors are also the shareholders.
(d) The rules for managing the company, including what the business can undertake and the power of directors are set out in a document called the Memorandum of Articles of Association.

As in a partnership, a limited company will often involve working with other people and again it is vitally important that you can trust your colleagues and will be able to enjoy working with them. Should the relationship breakdown, a business can be severely damaged, or even brought to its knees, while people try to untangle themselves.

The Crossover Technique and How to Use It

The piano is an amazing instrument. So many notes, so many keys! That’s why the crossover or arpeggio technique is employed frequently. It allows the pianist to use much of the keyboard and the left hand.

The trick to using this technique is in the crossover itself. Usually, the left hands initial position will span an octave and then the index or ring finger will be used to crossover the thumb to continue playing more notes of the chord.

A good example of this is the piece “Thanksgiving” by George Winston. Here, a whole harmonic background is created by the left-hand crossover technique while the right improvises a melody line. And the results are a beautiful piece of music! Nothing complicated here. He just gets his left hand down using a few chords. This creates the backdrop for the entire piece - and the mood!

You too can create your own harmonic backgrounds. Once you learn how to do the crossover technique, you’ll find it to be something you’ll use over and over again. Why? Because of its capacity to use much of the keyboard and the beautiful sound you can get from it.

There are many variations to the crossover technique as well. In fact, you can actually use it to cover more than 4 octaves of the keyboard! You just keep crossing over with the left hand to cover as many notes as you wish. Another great example of this technique is the lesson “Morning Mist!” Here we use 4 chords and a simple crossover technique to create a light ambiance. We keep playing these chords in the left hand while the right is free to improvise a melody and we have created a beautiful piece of music!

Filling Your Shopping Cart For Less

Somewhere along the way, our grocery spending got out of control. Or maybe the price of groceries has gone up without us noticing.

The other day, I pulled out an old journal that I had completely forgotten about. It was from early 2000. I was a newlywed and had just graduate from college. One entry talked about how I spent $50 at the grocery store and felt so bad for spending so much.

I don’t even remember the last time I left the grocery store with less than $100 of groceries. It doesn’t matter if I have two sacks or a cart full, it seems to be $100 or more.

So I’m challenging myself. Especially now, while we are on vacation in a part of the country with a very high cost of living.

The key is to start by observing your food habits at home. Do you have food that sits in your pantry that is never used? Have you thrown things away because they expired before they opened? Do you frequently throw away leftovers or have to clean out your refrigerator? Are you wasting food?

As I look in my fridge, I am really upset about the amount of food that we waste. So I’ve narrowed it down to what gets wasted the most. Pay attention to what you are throwing away. For me, it is those bags of salad that are never opened (they go bad so fast), potatoes that are forgotten, fruits that I bought too many of and leftovers from dinner.

Now that I know what I am throwing away (not just food, but money) I can take steps to change my shopping and cooking. First of all, I am cooking less for each meal. This is a good opportunity to reduce our serving sizes back to a normal level. So often, we overeat because it is there. My goal is now to create dishes that only have one serving left over.

Next comes the shopping. No more salad that I won’t eat. No more ten pound bags of potatoes. No more stocking up on perishables that are on sale just to throw them away.

I guess what I’m saying is that I am buying less. I may have to go back in a week, but we are eating it all and not throwing it away. Split your shopping up into shorter and more frequent sessions. This helps kill the idea that you better stock up because it will be a while.

Not that stocking up is a bad thing. You just have to know what you will need and use the most. For example, we use a lot of sugar and flour as I bake a lot. So when it is on sale, I buy a lot and freeze it in the deep freeze. You simply need to know what staples you are always using. Beans, pasta, condiments, rice, frozen or canned veggies and fruit, they are all things that are great to stock up on if you have the money. Just buy them when they are on sale.

And my number one way to save money at the grocery store? It is a little hard to handle, but it works. Don’t take your wallet in with you. Only take the cash you have assigned for the week’s groceries. No credit cards, no checkbooks and nothing else to fall back on. You may have to keep a little running tally on your list (don’t forget that there is tax), but the fear of not having enough money when you get to the counter should help keep you from putting too much in your cart.

Whether you shop on sale or not, it won’t help you save money if you are simply throwing the food away when you get home. Like with your money, you have to learn to budget your food. Pay attention to your eating and shopping habits. It could save you a lot of money.

Sales Management by the Numbers

If you ask me how much Bobby will sell this month, there is only one way to tell. It isnt by what Bobby wrote on his forecast sheet. However, with the right information, this is an equation I can get into. If we run the sales activity numbers, we can pretty accurately determine where Bobby will end up this month, quarter and year. As the numbers and ratios change so will the final results. This can be exciting, when we are interested in managing sales and our business through sales activities.

Sales activity numbers are an important indicator of success and failure. The problem associated with calculating sales activity is that many salespeople and sales managers dont keep track of the vital numbers to make the analysis. The numbers arent that difficult to track but many people are afraid of what the numbers will reveal. There is a dark side to numbers when used to point out only the negatives.

Lets go back to old early algebra scenarios. We ask Bobby how many sales contacts it will take him to reach 50,000 dollars in sales this month. We could calculate this out, if we knew how many contacts it takes Bobby to get an appointment. This will lead us to his average sale. If we know what these numbers are and apply them to the sales formula, we have our answer.

Improving Success Through Ratios

The great thing about numbers and ratios is they can tell us where Bobby needs help and support. We wouldnt normally have this unless we have Bobbys contact numbers to calculate his success ratios. If it takes Bobby 30 telephone contacts to get one appointment, the numbers tell us that Bobby is at a very low 30-1 ratio. If this was his baseball batting average, we wouldnt want him on our team. Bobby would be in a terrible slump and in serious trouble. Now we can look at several things, his telephone script, and the quality and type of the contacts on his telephone list. Perhaps the timing of his telephone calls and the tone and rhythm of his voice needs work too.

The good news is that Bobby only needs a few hits to improve his ratios. All of a sudden Bobby is looking pretty good. It usually doesnt take much to make this transformation. If we dont have the numbers, we wont know where we are and what our ratios can tell you.
